When Quill, a leading office supply company, sought to create a collaborative workspace that fostered employee engagement, they chose Tri State Lincolnshire for their new office. With an accelerated timeline requiring completion in just five months, Bradford Allen, as the owner, worked closely with Quill and their partners to deliver a thoughtfully designed 58,000-square-foot workspace that supports Quill’s evolving culture and return-to-office (RTO) strategy.

Challenges and Solutions

Faced with a tight deadline, the project teams worked collaboratively to overcome challenges such as limited furniture options and a shortage of upholstery foam. Effective communication with Lincolnshire village authorities led to quick permit approvals. The construction team was there six days a week to ensure the deadline was met.

Construction Timeline

Initiated in November with construction completed in the first week of April. Changes were made early on to shift from the 2nd and 3rd floors to the 3rd and 4th floors.

Design and Layout

Interworks design featured an open plan with ample natural light, neutral but warm tones highlighted by Quill’s branding colors, and a town hall space for events. The design aimed to enhance visibility and interaction among staff, with 25 huddle rooms and an outdoor terrace space. No private offices were implemented.

Cultural Impact
and Office Utilization

The new office layout supports Quill’s vibrant culture, critical for employee engagement. Regular activities such as 5K runs, Cinco de Mayo parties, and a culture club contribute to a dynamic work environment. Office utilization rates have increased, with 80-90% of employees attending at least three days a week.

Location Choice and Amenities

The selection of Tri State Lincolnshire for the new office location offered a fresh start, with opportunities to design the space from scratch. The office is well-equipped with amenities like a gym, lunch area, and ample parking, contributing to the positive feedback from the team at Tri State Lincolnshire.
